This deal adds to Bachchan's growing commercial real estate holdings in Mumbai. The property is situated in a prime location on Link Road, which is a busy commercial corridor in Andheri West.
According to Moneycontrol, the five-year deal is valued at Rs 21.88 crore, making it a significant commercial transaction for the actor's property portfolio.
What this means for Mumbai commercial real estate
The deal reflects continued demand for commercial office space in Mumbai's western suburbs. Andheri West, particularly the Link Road area, remains a preferred location for businesses due to its connectivity and access to the airport.
For Bachchan, this lease represents a steady income stream from his property investments. The 5% annual escalation clause ensures the rental income keeps pace with market rates over the five-year period.
Our Take: A smart move for both parties
In our view, this lease agreement makes strong business sense for both the actor and the tenant. For TruNativ, securing office space in a prime Andheri location at Rs 392 per sq ft is competitive for the area. For Bachchan, the deal guarantees a stable rental income of Rs 33 lakh per month with built-in annual increases.
The security deposit of Rs 1.98 crore also provides financial protection for the property owner. This transaction shows how celebrities are increasingly treating their real estate as serious investment assets rather than just personal residences.
To put it plainly, this is a straightforward commercial deal that benefits both sides. The location, the pricing, and the lease structure all appear well-considered. For anyone tracking Mumbai's commercial real estate market, this transaction offers a useful benchmark for rental rates in Andheri West.
